Florida Statutes 701.04(1) requires a lender to issue a payoff letter (estoppel letter) within 14 days and to issue a satisfaction of mortgage in 60 days. The Florida legislature just amended this provision to require that the request for a mortgage estoppel letter include a copy of the instrument showing title in the property or lawful authorization. This change is effective January 1, 2013.
